Verde represents the methodology applied at institutional scale: a legacy gymnasium and adjacent diner, acquired and converted into one hundred and forty residential units with adaptable ground-floor commercial space. Complex mixed-use integration across multiple system types; managed under a single construction oversight role.
Commercial spaces were conditioned by VRF CITY MULTI outdoor units, with individual Mitsubishi mini-splits installed for each residential apartment. The systems strategy was designed for operational efficiency at the unit level while preserving the central capacity needed for the commercial ground floor. ACN handled mechanical, electrical, plumbing, envelope, and structural scope without subcontracting critical systems work.
Verde now operates as a stabilized rental asset with ground-floor tenants supporting the cap-rate underwriting. The project closed on schedule and within budget, against the institutional draw and milestone reporting cadence required by the financing partners.
